Licence to Occupy
Moving into a licensed property is often ideal for start-ups and small businesses, as it can be easier and cheaper than taking on a lease. It’s normally for a short period of time too – usually for about six to twelve months.
A Licence to Occupy is a common personal arrangement between the property owner and the occupier, giving permission for the licensee to occupy the land.
When fully understood and used in the right circumstances, it can be a great tool for both property owners and businesses.
But licences should be used with caution and effective legal documentation of the licence agreement should always be in place to minimise risks and disputes. Whether you’re a landlord or a tenant, you should know the ins and outs of exactly what kind of agreement you’re signing.
